There is no ticket queue and no chatbot. Email goes to the person who wrote the app, and you should hear back within two business days.
Common questions
Start here.
- What is free, and what do I pay for?
- The download is free. One property you add yourself is free. The sample houses are a walkthrough and do not count as that property; saving your own house removes them. A second property you own, or a backup that would add one, asks for a one-time unlock called Unlimited Rental Properties. There is no subscription. Houses someone shares with you never count toward the limit.
- My iPhone and my Mac are showing different records.
- Both devices need to be signed in to the same Apple ID with iCloud Drive on, and iCloud sync switched on in LeaseLab's settings. Sync is not instant: it waits for the network and for Apple to deliver the change. Open Settings in the app to see the last sync and any error it hit. If one device has been offline, give it a minute on wifi with the app open.
- I invited my partner and they cannot see anything.
- The invitation goes to their Apple ID, and they have to accept it on a device signed in to that account. Share links open in LeaseLab; if they tap it on a device without the app installed, nothing happens. You can see who has access, and remove it, in Settings.
- How do I get my data out?
- Settings writes a zip backup of the whole portfolio, and CSV exports per section, to a folder you pick. Those files are yours and are not encrypted, so keep them somewhere you would keep paper lease files.
- I am not getting rent or maintenance reminders.
- Reminders are off until you turn them on, and they are set per device, so enabling them on your Mac does nothing for your iPhone. Check that you allowed notifications for LeaseLab in the system settings too. They are built from the dates already in your records, so a lease with no rent due date has nothing to remind you about.
- Can I use it in Spanish?
- Yes. LeaseLab is fully translated. Choose the language in the app's settings; it does not have to match the language your device is set to.
- Do I have to buy it again for my iPad?
- No. Install it on Mac, iPhone, and iPad with the same Apple ID. The free property and the one-time unlock both follow that Apple ID. If a device you already paid on still shows the paywall, open Settings and tap Restore Purchases.
- Something went wrong and I want a refund.
- Purchases go through Apple, so refunds do too. Go to reportaproblem.apple.com and pick the purchase. We never see your payment details and cannot issue the refund ourselves. Tell us what broke anyway, so it gets fixed.
- I found a bug, or I need it to do something it does not do.
- Email it. A real description of what you were doing beats a screenshot of an error, though both help. Requests from people running actual portfolios are how the list of what to build next gets written.
When you write in
Include which device you were on, whether iCloud sync is turned on, and what you expected to happen instead of what did. If the app showed a message, the exact wording helps more than a description of it. The app version is at the bottom of Settings.
What we cannot help with
There is no account to reset and no server-side copy of your portfolio, so if a device is wiped and iCloud sync was off, the records on it are gone. That is the trade for a tool with no servers. Take the occasional zip backup from Settings and keep it somewhere other than the one machine.
Bank problems are not ours either. LeaseLab never connects to a bank and never moves money; if a tenant's ACH did not arrive, that is a conversation with your bank and your tenant.
Requirements
macOS 14 or later, iOS and iPadOS 17 or later. iCloud sync needs a device signed in to iCloud with iCloud Drive enabled, and it is optional; the app works offline and on a single machine.
Privacy
Nothing you enter reaches us, which is also why support cannot look at your data. The privacy policy spells out exactly what leaves your device and what does not.
