The short version. LeaseLab has no servers, no user accounts, and no analytics. We do not collect, receive, or have access to anything you enter into the app. Your records are stored on your own devices and, if you turn it on, in your own private Apple iCloud account. We cannot see them, and we could not produce them if somebody asked us to.
Who we are
LeaseLab is made by The Wood Laboratory LLC, trading as The Wood Lab, in Stephenville, Texas. Questions about this policy go to hello@thewoodlabtx.com.
What LeaseLab stores
LeaseLab is a record-keeping tool, so what it holds is whatever you decide to type into it. That can include:
- Property details, addresses, units, rooms, and appliances
- Tenant names, phone numbers, email addresses, and notes
- Lease terms, rent amounts, deposits, and due dates
- Rent payments you record by hand
- Expenses, maintenance tasks, work orders, and vendor contacts
- Insurance policies and claims
- Documents and photographs you attach
All of it lives in a database on your device. None of it is sent to us.
LeaseLab does not store bank routing or account numbers, and it never initiates, originates, or processes a payment or a debit. Recording that rent arrived is an entry you make. The app has no connection to any bank, and there is nowhere in it to type an account number.
Where your data goes
On your device. By default everything stays in the app's own database in your device's application support directory.
Your iCloud account. If you are signed in to iCloud, LeaseLab syncs your records to your own private iCloud database through Apple's CloudKit, so they appear on your other devices. That data sits in your Apple account under Apple's terms, not ours. We have no access to it, no administrative view of it, and no way to retrieve it. Apple also sends your devices a silent notification when something changes, so they know to sync; it carries no readable content. Apple's privacy policy is at apple.com/legal/privacy.
Sharing with a partner. If you invite someone, LeaseLab creates an Apple CloudKit share so a person you choose can reach your portfolio, or just the properties you shared, using their own Apple ID. You decide who is invited and can revoke access at any time. The invitation and the shared records are handled by Apple, not by us.
Address lookup and maps. When you place a property on the map, LeaseLab sends that property's address to Apple's geocoding service to turn it into coordinates, and requests map imagery from Apple Maps. Those requests go to Apple and fall under Apple's privacy policy. They are not sent to us or to anyone else.
LeaseLab makes no other network requests. It does not contact any server operated by us, and there are no third-party services embedded in it.
Reminders
Rent and maintenance reminders are optional, off until you turn them on, and configured separately on each device. They are scheduled locally by your device from records already on it. Nothing is sent to us or to any notification service to make them work, and the text of a reminder never leaves your device.
Camera and photo library
If you attach a photo, LeaseLab asks permission to use your camera or photo library. Images you pick are copied into the app's own database. LeaseLab does not browse, scan, or upload your photo library, and it touches only the specific images you choose.
Location
LeaseLab never asks for or accesses your device's location. There is no location permission prompt in it, and it does not track you. The map shows addresses you typed in yourself.
What we do not do
- We do not collect any personal data.
- We do not use analytics, telemetry, crash reporting, or advertising tools.
- We do not track you across apps or websites.
- We do not sell, rent, or share your information, because we never have it.
- There are no accounts, logins, or passwords.
In App Store Connect, LeaseLab is declared as Data Not Collected. That is the accurate answer, not a marketing posture.
Information about other people
LeaseLab is built to hold information about your tenants, applicants, and vendors. That information belongs to those people, and you are responsible for it. You decide what to record, how long to keep it, and who to show it to. Depending on where you and your tenants are, you may have legal obligations about notice, security, retention, and disposal of tenant records, including under federal and state landlord-tenant and privacy laws. LeaseLab is a tool for keeping your own books. It does not make you compliant with those obligations, and we are not a party to your relationship with your tenants.
Exports and backups
LeaseLab can write CSV exports and zip backups to a folder you choose on your own device. Those files are not encrypted. Once you move one off the device by email, cloud storage, or a thumb drive, its security is in your hands. Treat it the way you would treat a folder of paper lease files.
Keeping and deleting data
Because we never hold your data, we have nothing to delete.
- To remove data from a device, delete the record in the app, or delete the app.
- To remove synced data, delete it in the app while signed in to iCloud, or manage LeaseLab's iCloud storage in your device settings.
- Deleting a property, lease, or tenant also deletes the records attached to it. The app says so before it does it, and it cannot be undone.
Your rights
Privacy laws in some places, including the EU and UK GDPR and the California Consumer Privacy Act, give you rights to see, correct, delete, or take a copy of your personal data. Those rights are aimed at organizations holding your data. We hold none of it. You already have complete and direct access to everything LeaseLab stores, and you can export or delete it yourself without asking us. If your records are synced to iCloud, requests about Apple's handling of them go to Apple.
Children
LeaseLab is a business tool for adults managing rental property. It is not directed at children, and we do not knowingly collect information from them.
Changes to this policy
If this policy changes we will update the date at the top of the page, and for anything material we will note it in the app's release notes.
